Terms of Service
Last updated: 6 November 2026
These terms apply to your use of the Rentswipe mobile app and website (together, “Rentswipe” or “the platform”), operated by Rentswipe Pty Ltd (ACN 686 642 492). By using Rentswipe you agree to these terms. If you do not agree, please do not use the platform.
We may update these terms from time to time. We'll let you know of material changes by email or by a notice on the platform.
Accounts
You sign in with a 6-digit code sent to your email address. You are responsible for keeping your email account secure and for any activity under your Rentswipe account.
There are two types of lister account:
- Real estate professional — we review every new account and may verify the business, including checking public licence registers. Your agency is created in a pending state until we approve it.
- Private landlord — you do not need to hold an estate agent's licence. Your account is reviewed by Rentswipe before your first listing goes live, and we may ask for supporting documents (such as a council rates notice or title document and photo ID).
Team accounts
Agency administrators can invite team members by email and assign them an Admin or Member role. Invitations expire after 14 days and can be resent. The agency administrator is responsible for the people they invite and for removing access when someone leaves the team.
Listing fees
The fee to publish a listing is $19.95 per listing. This is a one-off fee that covers the listing until it is marked as leased or otherwise removed. We will give at least 30 days' written notice before changing the listing fee.
During early access, fees may be waived or reduced — for example, for founding agencies or while payments are not yet enabled. Where fees are waived, you will see this clearly on your cost summary before publishing.
Promotions and promo codes
Promotional offers and promo codes apply as described at the time you use them. Benefits may include a free listing period, free months, or a percentage discount. Only one promo code can be applied per agency. Promo codes cannot be transferred or exchanged for cash. We may stop offering a code to new agencies at any time, but this will not shorten or reduce a benefit already applied to your account.
30-day listing cycle
Each listing runs for up to 30 days from the date it is published. We send reminder emails during this period. From day 23, you can confirm your listing is still available. At day 30, if you have not confirmed, the listing is automatically taken down.
You can relist a listing for free within 30 days of it expiring. After that, relisting attracts a new listing fee. Relisting a property that was previously marked as leased always counts as a new listing.
Listing content
Once a listing is published, its address and property type are locked and cannot be changed. Only one live listing per address per agency is allowed at any time. Other listing details (rent, description, photos, inspection times) can be edited while the listing is live.
You may upload up to 12 photos per listing. Photos must accurately represent the property being listed. You must have the right to use any photos you upload.
Rentswipe offers an optional AI-generated description feature. If you use it, you must review the generated text and confirm it is accurate before publishing. You, not Rentswipe, are responsible for the accuracy of your listing, including any AI-assisted description.
Private landlords
Private landlords may list their own rental properties on Rentswipe. A private landlord account does not require an estate agent's licence. Private landlords are responsible for:
- ensuring their listings are accurate and not misleading;
- responding to renter enquiries in a timely and lawful manner;
- complying with all applicable laws, including Victorian residential tenancy and anti-discrimination laws.
Listing reports and takedowns
Renters can report a listing if they believe it is inaccurate, misleading, no longer available, or a suspected scam. Rentswipe may review reported listings and, at our discretion, request changes or take down a listing. We may also take down a listing without a report if we reasonably believe it breaches these terms or applicable law.
Mark as leased
When you mark a listing as leased, any renters who have registered for upcoming open homes for that property are notified. A short undo window applies after marking a listing as leased, in case of an error.
Performance reports
Rentswipe may offer shareable performance reports for listings. These contain activity counts only (such as views, saves and enquiry numbers) and do not include any renter names or contact details. You control whether a report is shared and can turn the link off at any time.
Renters
Renters can browse listings without an account. Creating an account lets you save listings, send enquiries and register for open homes. When you send an enquiry or register for an open home, your name, contact details and bio are shared with the listing's agent or landlord. See our Privacy Policy for full details on what data is collected and how it is used.
Acceptable use
You must not use Rentswipe to post misleading or fraudulent content, harass other users, scrape or bulk-download data, interfere with the platform's operation, or do anything unlawful. We may suspend or terminate your account if you breach these terms.
Limitation of liability
Rentswipe is a platform that connects renters with agents and landlords. We do not verify the accuracy of individual listings beyond what is described above. To the maximum extent permitted by law, Rentswipe is not liable for any loss arising from your use of the platform, including reliance on listing content. Nothing in these terms excludes or limits consumer guarantees under the Australian Consumer Law.
Governing law
These terms are governed by the laws of Victoria, Australia.
